Buyer’s Pre-Purchase Home Inspection

During your home inspection, I’ll thoroughly examine the property’s exterior, encompassing the roof (unless it’s a condo or multi-level building), siding, deck, porch, and other exterior components. Following this, I’ll proceed indoors to assess the interior, including any attics, basements, or crawlspaces that are part of the home. Once all systems have been thoroughly examined, I will write a comprehensive report and email it to both you and your realtor.

In the event that I encounter any obstacles such as personal belongings obstructing access to certain areas during the initial inspection, I am committed to returning within one week of the original inspection date at no extra charge to reinspect any portions that couldn’t be examined initially. Your satisfaction and the completeness of the inspection are my priorities!

Radon Testing

Radon is a radioactive, colorless, odorless, and tasteless noble gas that occurs naturally as a decay product of uranium and thorium. It is found in varying concentrations in the Earth’s crust, soil, and rocks. Radon gas is produced through the radioactive decay of these heavier elements, and it can seep into the air and groundwater.

Radon is a significant concern in Colorado due to our state’s geological composition, which often contains uranium-rich rock and soil. Many areas in Colorado have been identified as having elevated radon levels, posing a potential health risk to residents. It is strongly recommended that Colorado homeowners and businesses test for radon and, if necessary, implement mitigation measures to reduce indoor radon levels and safeguard against lung cancer risks.

Sewer Scope

Sewer scope inspection is an essential service that involves using a specialized camera to examine the condition of a property’s sewer lines. This thorough assessment can reveal blockages, cracks, or other issues within the sewer system that might otherwise go unnoticed. By offering sewer scope inspections, I help homeowners and buyers avoid costly repairs and ensure the efficient functioning of their plumbing systems.
